With the pending construction boom in Guyana. It is imperative to provide investors and first time home owners with some useful tips. In Guyana, the approval process for construction simply entails the preparation of a schematic drawing i.e. a basic architectural layout.

Sadly, the first mistake 99% of population make is to take this drawing usually one sheet and ask a ” Contractor” or a ” Self Certified Builder ” for a price to build. This decision will be very costly.

These is the recommended steps:

  • Complete the Architectural Drawings and Get the Approvals.
  • Ask a certified Engineer or an experienced draught person with an excellent track record for a structural drawing. This drawing as a minimum must show the foundation details, column sizes and the roof details.
  • Ask an Electrical Engineer or a certified Electrician for an electrical plan. This will show the size of cables, the panel details and all the electrical details required to ensure that your house is safe.
  • Interior Design is optional and depends on your personal preference.
  • A professional prepared Bills of Quantities, Materials List and Real Market Cost to Build, Manage and Commission your house. This step is very critical since it will allow the investor and new home owner to manage the cost of the house.
  • Prepare a Project Schedule and Basic Plan

The aforementioned steps should start at least 6 – 8 months before you want to ” start” the actual construction phase.
